Concrete Crack Repair and Restoration in Chicago
Structural crack welding, spall repair, joint filling and resurfacing for garages, basements and warehouse slabs. Fixed right before any coating goes on.
Repair first, then coat
Cracks, spalls and pitting are the most common reason a floor coating fails. Coat over a moving crack and it will split the coating along the same line. That is why every F&L project includes a repair step, and why we also take on repair-only jobs for garages, basements, warehouses and loading docks across Chicago and DuPage County.
What we repair
- Structural cracks. Routed and filled with rigid epoxy or polyurea that welds the slab back together.
- Spalls and pitting. Salt-damaged and chipped areas rebuilt with repair mortar.
- Control and expansion joints. Cleaned and filled with semi-rigid or flexible filler for forklift and vehicle traffic.
- Delaminated or honeycombed areas. Removed and filled to restore a solid surface.
- Uneven slabs. Ground and leveled so coatings and polish finish flat.
How we fix concrete
Diagnose
We look at crack width, movement, moisture and cause. Some cracks are cosmetic shrinkage, others point to settlement or water. We tell you which is which.
Open and clean
Cracks are chased with a diamond blade and vacuumed so the repair material bonds to sound concrete.
Fill and finish
The right material goes in: rigid for structural cracks, semi-rigid for joints, mortar for spalls. Repairs are ground flush so the floor is ready for coating or polishing.
Cost
Repair is usually priced by linear foot of crack or joint and by area for spalls. We include it in the written estimate for any coating project, or quote it on its own.
