The prep nobody sees
Grinding, moisture testing and crack repair are 30 to 50 percent of every job. This is the part that makes the floor last.

Four steps. None of them skipped.
Free on-site estimate
We measure, run a moisture test and look at every crack before we give you a written number.
Mechanical prep
Progressively finer diamond grinding opens the concrete so the coating bonds into the slab instead of sitting on it.
Honest repair
Cracks get structurally welded and delaminated areas filled. A coating over a moving crack fails twice.
Finish for the room
Base coat, flake or metallic pour, then a top-coat chosen for the traffic and the light in the space.
What our customers say
Real reviews from our Google Business Profile.
โManny and Chris did an excellent job sealing and fixing multiple cracks in my garage floor. Epoxied the floor and now it is 10x better looking than before, all at a decent price!โ
โF&L flooring are amazing. Redid my entire basement floor and could not be more pleased. The company is as professional as it gets when creating what I asked for. Would definitely recommend.โ
โTruly very professional. Explained everything they had to get done, they did it, and it was very clean after the job was done. Price was very, very fair.โ
The floors behind our project photos
Every project in our gallery follows the same process, whether it is a two-car garage in the suburbs or a commercial service bay in Chicago.
- Inspect and measure. We check for cracks, old coatings, oil and moisture.
- Diamond grind. The slab is ground to open the surface so the coating bonds.
- Repair. Cracks and pits are filled and ground flush.
- Coat. Base coat, color or flake broadcast, then a clear protective topcoat.
- Walk-through. We review the floor with you and explain cure times and care.
