Epoxy Flooring in Chicago, Finished Like It Matters
Twenty years of epoxy flooring, garage floor coating and polished concrete across Chicago and the western suburbs. Garages, basements, showrooms and warehouses that hold a mirror shine and take everything you throw at them.
Epoxy floor coatings for homes and businesses
A two-car garage in Naperville and a distribution floor in Addison need different systems, but they get the same crew and the same prep. We start by reading the slab, then build the floor around what it has to survive.

Residential
Garages, basements and patios. Flake systems, metallic pours and stained concrete built around how your house actually looks and how your family uses it.

Commercial
Warehouses, auto shops and showroom floors. Chemical-resistant coatings and polished slabs scheduled around your operating hours, including nights and weekends.

The coating is only as good as the grind under it
Most epoxy failures in Chicagoland have nothing to do with the product in the bucket. They come from skipped prep: an acid etch instead of a grind, a crack coated over instead of repaired, or a basement slab that was never tested for moisture. We do the slow parts first.
- Diamond-ground, never acid-etched. Progressively finer tooling opens the pores so the base coat bonds into the concrete.
- Cracks welded, not hidden. Moving cracks get structurally repaired before a single coat goes down.
- Moisture tested on every basement. High readings get a moisture-tolerant primer instead of a callback.
- Straight answers on grade. If your floor does not need the premium system, we will tell you.
Four steps. None of them skipped.

We measure, run a moisture test and look at every crack before we give you a written number.
Mechanical prep
Progressively finer diamond grinding opens the concrete so the coating bonds into the slab instead of sitting on it.
Honest repair
Cracks get structurally welded and delaminated areas filled. A coating over a moving crack fails twice.
Finish for the room
Base coat, flake or metallic pour, then a top-coat chosen for the traffic and the light in the space.

Salt, slush and freeze-thaw, handled
Every winter, tires carry road salt and brine into garages from the city out to DuPage County. On bare concrete that brine soaks in, freezes, and pops the surface apart one flake at a time. A properly bonded epoxy system seals the slab so the salt sits on top, where a squeegee and a hose can take it out the door.
For most Chicago garages we recommend an epoxy base with a polyaspartic top-coat. The base builds thickness and bond, and the polyaspartic cures fast, resists UV yellowing and can go down in colder weather. We quote both options side by side so you can see the difference in price and performance.
Commercial floors get the same thinking. Loading docks, service bays and parking decks see forklifts, hot tires and chemical drips, so we match the system to the wheel type, the chemicals on site and how fast you need the floor back.
What a new floor usually costs
Installed prices around Chicago land in these ranges. Surface preparation drives 30 to 50 percent of the total, so the condition of your slab moves the number more than its size. A 500 square foot two-car garage in flake epoxy typically lands between $3,000 and $4,500.
| System | Installed, per sq ft |
|---|---|
| Epoxy and flake epoxy | $4.50 to $9 |
| Metallic epoxy | $9 to $14 |
| Polished concrete | $5 to $8 |
| Stain and seal | $3.50 to $6 |
Ranges are for planning. Your written estimate comes after an on-site measure and moisture test.

โManny and Chris did an excellent job sealing and fixing multiple cracks in my garage floor. Epoxied the floor and now it is 10x better looking than before, all at a decent price!โ
โF&L flooring are amazing. Redid my entire basement floor and could not be more pleased. The company is as professional as it gets when creating what I asked for. Would definitely recommend.โ
โTruly very professional. Explained everything they had to get done, they did it, and it was very clean after the job was done. Price was very, very fair.โ
