Garage Floor Coating and Flake Epoxy in Chicago
A full-broadcast flake epoxy floor that hides road salt, slush and tire marks, cleans up with a squeegee and stays put for years. Diamond-ground prep on every garage.
A garage floor built for Chicago winters
Bare concrete in a Chicago garage takes a beating. Tires carry brine in from November to March, it soaks into the pores, freezes and breaks the surface apart. Oil drips stain it, hot tires lift cheap coatings, and the gray dust never really goes away. A residential flake epoxy system seals the slab and gives you a floor that looks finished and shrugs off all of it.
Flake flooring is our most requested system for attached and detached garages across Chicago, Naperville, Downers Grove, Lombard and the rest of DuPage County. It is also the system that gets done badly most often, which is why the prep matters more than the color you pick.
What goes into a flake epoxy garage floor
1. Diamond grinding
We grind the entire slab with progressively finer diamond tooling and vacuum the dust at the source. Grinding removes laitance, old sealers and weak surface paste, and it opens the pores so the base coat bonds into the concrete. An acid etch cannot do that, and it is the most common reason garage coatings peel.
2. Crack and spall repair
Cracks get routed and filled, pitted areas get patched and control joints are addressed so they do not telegraph through the finish. A coating over a moving crack fails twice.
3. Pigmented base coat and full flake broadcast
A pigmented base goes down, and while it is wet we broadcast vinyl flake to full rejection. That means the floor gets covered until it cannot hold any more chips. The excess is scraped and vacuumed so the texture is even from wall to wall.
4. Clear top-coat
The top-coat locks the flake in and sets the texture and gloss. For most Chicago garages we recommend a polyaspartic top-coat over an epoxy base: it cures fast, resists UV yellowing near the door and handles the temperature swings. We quote epoxy and polyaspartic top-coats side by side so you can compare.
Why homeowners choose flake over solid color
- It hides the garage. Salt residue, dust and tire marks disappear into the pattern between cleanings.
- Grip when wet. The flake adds texture, and we can add anti-slip aggregate to the top-coat for steps and slopes.
- Resists hot tire pickup. A properly bonded system does not lift when a warm tire sits on it.
- Easy cleanup. A squeegee, a hose and a mild cleaner are all it needs.
- Long life. A properly prepped flake garage floor lasts ten to twenty years before it needs more than a re-seal.
Flake epoxy floor colors
Flake comes in blends from light grays to dark charcoals, tans and blues, in chip sizes from fine to large. Lighter blends brighten a dark garage, while darker blends hide more dirt. Try combinations in our Flake Color Visualizer and bring your favorites to the estimate. We carry sample boards on every visit. See every blend side by side on our epoxy floor color chart.
Garage floor coating cost
Installed flake epoxy runs about $4.50 to $9 per square foot around Chicago. A 500 square foot two-car garage typically lands between $3,000 and $4,500. Slab condition moves the price more than size does, because prep and repair make up 30 to 50 percent of the job.
